111 CENTRAL PARK NORTH

Harlem real estate is on fire. Evidence: The 900 names on the interest list for 111 Central Park North. And as our Braden Keil has reported, the potential sale of a $12 million-plus duplex penthouse is poised to shatter a price record for the neighborhood.

Located between Lenox Avenue and Clayton Powell Boulevard will be 47 two-, three- and four-bedroom penthouse duplexes, starting at around $1.5 million and featuring white-oak floors, floor-to-ceiling windows, private balconies and terraces with park views. Building amenities include a 10,000-square-foot terrace and a fitness center.

NORTHSIDE PIERS

Housing giant Toll Brothers has some serious plans for the Williamsburg waterfront. Slated for the land along the East River at 4 North Fifth St. is a 5-acre development that will include three high-rise towers, 30 townhouses, retail space and an esplanade with a 700-foot pier.

Stage one of the project will be a 29-story building with 180 condos, including studios, one-, two- and three-bedroom apartments, and four townhouses ranging from 600 square feet to 3,280 square feet and starting at $350,000. Amenities will include a fitness center, sauna, yoga and media rooms, children's playroom and rooftop terrace. An off-site sales office will open in October, and occupancy is expected to start in late 2007.

EMSEE

Looking for a path to a reasonably priced luxury condo? Just hop on the PATH train.

Hoboken's housing stock continues to grow with the construction of Emsee, a 12-unit condo building on Jackson Street between Fifth and Sixth streets near the downtown district. Composed of three one-bedroom apartments, from 711 square feet to 909 square feet, and nine two-bedrooms, from 1,162 square feet to 1,510 square feet, the building will offer stainless-steel appliances, stone countertops in the kitchens and bathrooms and washer/dryers in every unit. Prices range from $344,000 to $499,000.

SHEFFIELD57

Living up to its purchase price of $545 million, the largest sale of a single residential building in the United States, Sheffield 57's 50 stories at 322 W. 57th St. will boast an extremely rare (in New York City) driveway, a fountain pool in the marble-floored lobby and a landscaped sculpture garden. The 600 new condos crafted out of 849 original rentals will offer 14 residential options, from 600-square-foot studios to 1,700-square-foot three-bedrooms, all with wi-fi access. Units will start at $625,000.

Club 57, a residents' facility complete with private dining club, pet spa, screening room and swimming pool, will be on the top two floors. Yoga/pilates studios and a fitness center will also be in the building. Expected occupancy is Spring 2008.

BRIARWOOD TERRACE CONDOMINIUM

At 142-41 84th Road in Queens comes Briarwood Terrace Condominiums, an eight-story building with 14 one-bedrooms, 20 two-bedrooms and one studio, which has already sold. Ranging between 600 square feet and 1,010 square feet, the residences start at $345,900. Stainless-steel GE kitchen appliances and washer/dryers will be found in every unit, and those on the second floor and higher will sport terraces.

RIVERHOUSE

The green elements at the Riverhouse at One Rockefeller Park are enough to make Al Gore giddy. The 31-story, 264-unit building, which stands over the Hudson River in Battery Park City, will boast a double-glazed curtain wall to prevent heat gain and loss, landscaped roof gardens to help reduce storm-water runoff, photovoltaic cells to produce solar energy and a geothermal well to utilize the Earth's temperature, and ground water to heat and cool the lobby.

The studios and one-, two- and three-bedroom units will range from 840 square feet to 2,600 square feet and cost $800,000 to more than $5 million. Units will feature filtered water, water-saving faucets, low- or no-emission paints and on and on. On-site will be a parking lot with special spaces for low-emission cars, a swimming pool and a branch of the New York Public Library. Occupancy is planned for late 2007.

LOFT 124

This building, constructed in 1906, began as a warehouse for the Koch Department Store. (Word is, it had an underground tunnel through which employees brought expensive furs so they wouldn't be exposed to the elements.) Later, it morphed into a speak-easy known for serving renowned jazz musicians after their gigs at the nearby Lenox Lounge. And in its latest incarnation it will become ... (you get three guesses) ... condos.

Developed by Matt Blesso, the conversion at 124th Street and Lenox Avenue has maintained the barrel-vaulted ceilings from the original structure as well as the old elevator shaft, which extends 40 feet from the lobby and ends in a reflecting pool.

The 21 one- and two-bedroom lofts will have terra cotta ceilings, four exposures and Central Park views. Fireplaces, bamboo floors, marble baths, washer/dryers and direct elevator access will come standard. Prices range from $400,000 to $1.9 million. Welcome to the new Harlem.

240 PARK AVENUE SOUTH

Historic stone masonry and contemporary design collide just north of Union Square at Gwathmey Siegel's 17-story 240 Park Avenue South. On the corner of Park Avenue South and East 19th Street, behind a limestone fa‡ade, will be 52 one-, two- and three-bedroom residences complete with 10- and 11-foot ceilings, quartered and rifted white oak floors, open kitchens and Jet Mist granite countertops.

Amenities will include round-the-clock doormen, a concierge and an entertainment library with continental breakfast every morning. All apartments will be pre-wired with high-speed broadband, wireless connection, an iPod docking station and SmartHome technology. Prices range from $1.1 million to $9 million.
