Brooklyn Heights Priciest Nabe For Townhouses Report Says

Brooklyn Heights had the most expensive townhouses in Brooklyn in the second half of 2005, according to a new report. Townhouses in other western Brooklyn neighborhoods were also among the priciest in the borough in the latter half of last year, with sharp price appreciations over the same time period in 2004.

The average sales price of a Brooklyn Heights townhouse was $2,807,143 in the second half of 2005, according to the report by brokerage Halstead Property, released Thursday morning. That's a 48 percent increase over the second half of 2004. Cobble Hill was the only other Brooklyn neighborhood where townhouses sold for an average price of more than $2 million in the second half of last year. The average townhouse price in Cobble Hill increased 64 percent from the last six months of 2004 to $2,140,016, Halstead reported.

Townhouses in Boerum Hill, Carroll Gardens, Clinton Hill, Fort Greene, Manhattan Beach, Park Slope, and Prospect Heights sold, on average, for prices of more than $1 million in the second half of 2005, and all experienced double-digit percentage price jumps over the second half of 2004.
