After a spike in prices in January, the Manhattan housing market softened some more in February. That's according to a new report from brokerage Halstead Property, which showed both the median and the average sales prices for Manhattan apartments declining from month to month.
The average sales price of a Manhattan apartment was $1,207,187 in February, down from $1,277,568 in the first month of the year, according to Halstead. That February average, though a decline from January, is still well above the $1,115,731 average of February 2005.
The median Manhattan sales price dipped, according to Halstead, from $750,000 in January to $720,000 in February. That February price, too, though, was above the $695,000 median in February of last year.
