By Jill Feldman

25 New Contracts Signed So Far in 2012; Buyers Drawn to Location, Amenities and Value

New York, NY – Halstead Property Development Marketing today announced that over 70% of the units are sold at 5th on the Park, the full-service residential high rise on Upper Fifth Avenue.

A total of 41 contracts were signed at 5th on the Park in 2011, the most out of any new development in Harlem, and the development is already on track to exceed the record in 2012. Since January 1, 2012, the development has signed 25 contracts, almost two per week, and is continuing to see steady sales progress and high traffic.

“We are very pleased with the sales pace at 5th on the Park over the last year,” said Stephen G. Kliegerman, president of Halstead Property Development Marketing. “After signing the most contracts in Harlem in 2011, we predicted that this accelerated sales pace would continue, and there has been consistent interest in the building. Buyers are drawn to 5th on the Park’s terrific location, unique amenities, and the excellent value that will increase over time.”

Located at 1485 Fifth Avenue, 5th on the Park is a 28-story shimmering glass tower on the corner of 120th Street directly across from historic Mount Morris Park. The remaining units are comprised of spacious studios, one, two, three and four-bedroom apartments, many with private outdoor space. These units range in size from 568 to 2,242 square feet and are priced from $399,000 to $1,675,000. Immediate occupancy is available for purchasers.

5th on the Park provides buyers with an abundance of amenities, including a state-of-the art gym and a 55-foot indoor, heated lap pool, which have an adjacent outdoor terrace and sun deck overlooking Central Park and the beautiful Manhattan Skyline. Residents can also enjoy an additional outdoor common terrace, entertaining areas and resident lounge with catering kitchen, as well as a children’s playroom. The development also provides a 24-hour concierge service, on-site, elevator-accessed valet parking and bicycle storage space.

Each pet-friendly residence at 5th on the Park features five-inch engineered cherry wood floors; 9’ to 10’ 6’’ ceilings; floor-to-ceiling double-paned windows; a washer and dryer in each unit; custom designed closets; and central air conditioning.

All units are uniquely designed and created to provide buyers with the feeling of upmost luxury and comfortability. Italian designer kitchens are purpose-built for everything from everyday meals to entertaining with style and are equipped with GE Monogram and KitchenAid stainless steel appliances; absolute black granite countertops and flooring; European cherry wood cabinets with frosted glass accents; task lighting; under-counter stainless sinks; sleek Kohler fixtures; bar-style counters; and distinct dining areas. Bathrooms are accented by honed cream-colored marble floors and walls; luxurious soaking tubs; and glass-enclosed showers.
