Halstead's Development Marketing Division has grown significantly over the past two years, as we continue to attract developers with our expertise, knowledge and cooperative management style. With the assignments of over 25 new developments underway, Halstead has established itself as a major player in this highly competitive arena of Manhattan residential brokerage.

Our Development Marketing team consults with developers on every stage of the process, from initial floor plans to the preparation of marketing and collateral materials. An essential component of our comprehensive program includes assisting with the offering plan process, including our ability to assist with the preparation and certification of schedules A and B. We also staff a full-time sales team to assist buyers and professionally represent the developer in all sales, marketing and negotiations.

In the past 18 months, Halstead's Development Marketing Division has become the dominant force in Manhattan's most prominent growth area, Harlem. We were instrumental in the record-breaking sales success of The Washington Irving (203 West 112th Street), selling out all 13 units within two months at prices approaching $500 per square foot. Today, Halstead is representing over seven additional developments in Harlem, including The Normandie (100 West 119th Street), which features three- and four- bedroom pre-war residences in a 24-hour doorman building. Penthouse and 6th floor units at The Normandie, priced at over $1 million, are attracting savvy buyers who see the value in this wonderful and revitalized neighborhood. In addition, Halstead is proud to have recently sold out the Gateway Condominiums (2098 Frederick Douglass Boulevard), where 17 of the one- and two-bedroom apartments were reserved for local residents, enabling them to share in the growth of their neighborhood.

We also take great pride in the continued success of Louise Phillips Forbes, Senior Vice President, and her team of professionals, who recently sold out an ultra-high-end development at 50 Madison Avenue at record-setting pre-construction prices. These Park-side residences offer unparalleled service and style in an up-and-coming neighborhood. Louise's team currently has over a dozen new projects pending, including Gramercy's first ultra-high-end development. With her loyal following of developers, Louise is often brought in at a project's inception to ensure that no detail is overlooked when formulating a plan for success.
