Full time Hamptons resident Christopher Dubs is an accomplished professional career real estate broker with more than 25 years of experience in the real estate community. He is an expert in the marketplace which his clients recognize, by coming back to him and referring their friends, colleagues and family members. Christopher’s clients capitalize on his creative sales and management skills developed over the last 20 years as founder and CEO of Arc Works Inc., a real estate acquisitions, development, and management company. Christopher believes that the process of selecting the location of a property for future value is the single most important aspect of buying real estate, while recognizing that listening to his clients is the most important element in establishing a strong working relationship.
Looking at Christopher’s education and professional accomplishments, one clearly sees a highly-educated, professionally experienced individual with a passion and talent for Real Estate Development, Historic Preservation, and Architectural Design. Christopher received a BS in Architectural Design from the University of Florida School of Architecture and a Master’s in Preservation of Architecture. During his graduate work at the Preservation Institute of Nantucket, Christopher gained invaluable experience documenting Nantucket’s Historic Main Street Architecture where he learned about community development, attention to details, and how to value property by its location and proximity to the heart of a community and water frontage.
Since 1989, Christopher has worked with Interior Designer David Anthony Easton and Architect Eric J. Smith who specialize in Georgian Architectural Estate planning and design. This helped to develop Christopher’s design integrity, attention for details, and love for Classic architectural design and proportions. As Senior Architectural Designer and Project Manager for The Azapian Group, Christopher honed his individual design style, customer service skills, while developing the private Estates of high wealth individuals. In 1992, Christopher founded Arc Works Inc. a real estate development company, specializing in acquiring Residential waterfront property, hotels, and commercial property. He was praised for his ability to recognize and bring these properties to their fullest development potential, within budget, to maximize potential profits – while also managing a portfolio of properties over his career in excess of $50 million. In the process, Christopher has acquired a broad range of experience in real estate, which includes identifying distressed properties, acquisition, land development, coordinating with natural Resource Protection agencies, Building department procedures, management/leasing, customer service, contract negotiations, sales and an invaluable collection of professional resources to benefit fellow colleagues and clients.
One of Christopher’s favorite projects is the purchase and restoration of 75 ½ Bedford Street in Greenwich Village NYC, a 8’-5” wide 4 story townhouse known as the ‘Narrowest House in America.’ Built in 1873, it was the former Home of Edna St. Vincent Millay, the Pulitzer prize writer for the Ballad of the Harp Weaver, and other noteworthy individuals. As a result of his restoration and preservation of this historic icon, Mr. Dubs was presented with a Historic Merit Award by Mayor Dinkins.
Christopher relocated to East Hampton Village in 2004, attained his real estate and brokers license (educated at NYU) and started working for Brown Harris Steven of the Hamptons LLC as a licensed Associate Broker. Mr. Dubs has recently aligned himself with Devlin McNiff Halstead Property due to his desire for professional growth in a evolving real estate company. Christopher is a member of the East Hampton Historical Society and the East Hampton Preservation Society. Christopher has personally invested in residences in the Village of East Hamptons Hook Mill Historic District including a 1910 Georgian residence, a 1913 Arts and Crafts residence, as well as a Amagansett cottage renovation and addition.
