After seven years in real estate, Kyle Haas doesn’t like the term "salesperson."
"I don’t look at it as sales, especially not with my buyers. What buyer wants to feel like they’ve been sold their residence? They want to choose their place to live or invest in. Think about how most people feel when they’ve just bought a car. For a great majority they didn’t enjoy the process, might feel beaten down and most feel that they’ve been sold something. Quite possibly something they didn’t necessarily need or want. That’s no way to feel when you buy your home."
So Kyle, what do you do, if you don’t "sell?"
"I listen to my buyer’s requirements and things they want. We have a discussion about that. Together we weigh pro’s and con’s. Then, I’m able to present the best possible choices that meet the criteria they’re looking for. I can’t remember saying to a buyer, ‘you should buy this.’ If I’ve done my job upfront it becomes clear when my buyers have seen the right property for them. That might come from us having a conversation after seeing a number of properties or that happens the first second the buyer walks in the front door."
That sounds like a great approach for buyers but what about selling a listing? Don’t you need to be more aggressive? Don’t you have to "sell" your listings?
"Sure, you need to aggressively market and work your listings. I guess it’s all just a matter of semantics. The bottom line is I’m successful ‘selling’ my listings. But you never need to be aggressive with people. I can only sell each listing to one buyer. My goal is to get that particular buyer into my listing as soon as possible while getting the best price for my seller. That’s done primarily by marketing the property correctly and making the property available to shown as often as possible."
